The contract entered into is between the Management Company of the holiday accommodation (Villa Venus) and the holidaymaker, hereinafter referred to as “The hirer”. The contract is not effective until the required payment has been received and a confirmation has been sent to the hirer.


We categorize the year into three (3) seasons: Low, High and Peak season.

Low Season: 06thJanuary to 01stof February – 9thof February to 17thof April – 25thof April to 30thof June – 11thof September to 19thof December

High Season: 2ndof February to 8thof February (Chinese NY) – 18thof April to 24thof April (Easter Week) – 1stof July to 9thof August and 25thof August to 10thof September

Peak Season: 20thDecember to 5thJanuary and 10thof August to 24thof August


*Rates are already inclusive of 15.5% Governement Tax and Service


A deposit of 50% of the rental amount must be received within three (3) working days after the relevant invoice and payment instructions have been given to the hirer. If a deposit is not received within this time, it is within the discretion of the owner to cancel the booking.
Final payment is required 45 days prior to arrival or immediately if booking is made less than 45 days prior to arrival. If the balance payment is not received by the due date, the owner reserves the right to cancel the booking and retain the hirer’s deposit. 
In the case of bookings made 45 days prior to arrival, full payment is required within three (3) working days, or on arrival, if less than three (3) working days, whichever comes first. All payments must be made by bank transfer in Full Amount. Some conditions apply and full details will be given at the time of booking.
 Payments by Traveller’s Cheques, other currencies or personal cheques, will not be accepted.
All clients will be asked to sign a Waiver of Liability and a credit card authorization form, which will allow the Agency to charge the card any charges that clients incur while at the villa.

In case of last minute bookings, where it is impractical or very difficult for the hirer to make a deposit by TT, we will accept cash (2003 or newer, unmarked USD banknotes – F series or newer only – or Indonesian Rupiah) on arrival. However, a credit card authorization form will need to be used to ensure deposit requirements are met. This form will need to be accompanied by photocopies of both sides of the credit card, a photocopy of holder’s passport, and written authorization. The funds will be held a security and that the transaction will be reversed only upon receipt of alternative payment

Rates include normal use of water, cost of gas and electricity, breakfast, housekeeping services (including clean sheets and towels), WI-FI, complimentary drinking water, complimentary bath amenities, Staff work from 8AM until 4PM (extra hours can be arranged for an extra fee), security during the night. Rates do not include telephone, personal items & expenses and any excessive cleaning required upon departure. The cleaning only includes a towel change on stays of 2 nights and over, and a change of sheets for stays of 3 nights and over. A more frequent cleaning is always possible, upon request at an additional charge. No other additional services, non-mentioned here, are included.

Breakfast is served from 8AM until 11AM. Please schedule your preferred time with our Staff.


Air conditioners must be turned-off when guests leave the villa. The Staff will turn off your AC if they find it on while you are away. If you require to leave the AC on while you are not in the Villa, an extra usage fee will be applied for the equivalent of IDR 250K/day/room.


A security deposit of 10% of the reservation amount (and in any case not less than USD 1,000.00) must be paid at the check-in procedure. Our staff will issue a regular receipt. The deposit will be returned at the check-out unless deducted for any damages.


If the reservation is cancelled 46 days or more prior to arrival, deposits will be refunded in full less US$500.00 OR 20% of the total booking value (whichever is greater). Reservations cancelled less than 46 days prior to arrival are subject to a complete forfeiture of deposit to compensate the owner for the time and effort involved in making a booking and to compensate the owner for the loss of other potential bookings that have turned down once a booking has been confirmed. Notice of cancellation must be received in writing.
Final payments are non-refundable.


A US$100.00 administration fee might be applied to each change after a booking has been confirmed. Changes cannot necessarily be accommodated in all cases.


General check-in time is from 2PM and general check-out time is prior to 11AM, unless otherwise agreed.


We would ask customers to state clearly when booking the final number of all guests who will be arriving. If the number of guests exceeds the maximum capacity, this has to be agreed on booking and any changes have to be advised prior to arrival. Villa Venus  reserves the right to refuse extra guests if the number exceeds the maximum capacity of the property after a booking has been made. If extra guests arrive at the property on or after the arrival date unexpectedly, Villa Venus Management Team is within the right to refuse the guests or make an additional charge.


Normal bookings are for vacation purposes and special permissions must be obtained for functions where the number of people in attendance exceeds the stated villa capacity, for a drinks reception or dinner. For events where the guests exceed the maximum number of guests in the Villa you require a license from local government, in line with Indonesian law. Parties with music always need a license from the Banjar (local authority). The legal curfew is at 11pm, unless special permission is granted in rare cases.

Parties requiring a license should be stated at least 4 days in advance to inform the local authority. Also clients should be aware that this is a private villa located in residential neighborhoods and, as such, not all functions or events can necessarily be accommodated. Much depends on the neighborhood’s residents. If you are planning to hold an event such as a wedding or hold any large congregation of people at the villa we would strongly recommend you let us know at the time of booking or as soon after as possible so we can accommodate you in the best way possible.
Please be aware that normally the villas will not accept a booking involving a function without prior confirmation that a function coordinator has been employed. There are rules governing villa usage for events and parties and a surcharge of up to the equivalent of a night’s rental fee is applicable in most cases, sometimes more or less in others at the discretion of the owner and the fee is in addition to a local community (‘Banjar’) fee. In principle, outdoor music is not allowed except by a party with a license. Indoor music is allowed but should be respectful for the neighbors (residential area).


The hirer is responsible for leaving the property in good order and in a clean condition. The hirer further undertakes to pay for any damages or losses incurred during occupation. The villa manager, the Reservation Manager or the Owner reserve the right to repossess the property without reimbursement of rent if the hirer or a member of the party has caused excessive damage.


The number of persons occupying a property must not exceed the maximum number stated in the booking confirmation. The Villa Manager, the Reservation Manager and the Owner reserve the right to refuse any booking, which, in its opinion, is unsuitable for the property concerned.


Please note the owner and the Reservation Manager reserve the right to terminate any booking at any time if the guests are found to be behaving in an inappropriate manor. Drugs will not be tolerated in the villa and in the case of damage to a property guests will be charged at the discretion of the Owner.


The Reservations Manager, our villa owner and staff will not accept responsibility for any injury, sickness, loss, damage, additional expense or inconvenience, directly or indirectly caused by or arising out of the use of the property, plumbing, gas, electrical or otherwise, and exceptional weather conditions. Furthermore, no responsibility is accepted for personal belongings, car, and its contents of the hirer or any member of the party during the holiday. It’s strongly recommended that the hirers have their own insurance.


If the hirer considers that he/she has cause for complaint concerning a property, the matter should be taken up with the Villa Manager in question at the time, as well as letting Reservation Manager or the owner know. In such cases, if both consider the complaint valid, a partial refund may be offered. This will have to be discussed and approved by the relevant villa owner and may take several weeks to finalize. No liability shall arise beyond the refund of the monies paid. The Reservation Manager and the villa owner will not entertain claims lodged by the hirer upon departure or after return home when it is no longer possible to investigate the complaint effectively.


All Guests are responsible for their own passports, identification documents, visas and health certificate requirements. Villa Venus will bear no responsibility for any delay or expense incurred through any irregularity in such documents.
